01Residential

Recurring housekeeping

The maintenance rhythm that makes every other service unnecessary.

Weekly, biweekly, or monthly service against a checklist written for your home. The same crew, the same sequence, the same result. Most clients stop noticing us within a month, which is the point.

What is included

  • Kitchens: counters, cabinet exteriors, sink, cooktop, backsplash
  • Baths: full sanitation, glass, chrome, mirrors, floors
  • All floors vacuumed; hard floors damp-mopped to finish
  • Dusting to reachable height, including sills and ledges
  • Beds made, surfaces reset, trash and recycling removed

02Residential & commercial

Deep clean

The reset before a season, a sale, or a new service agreement.

Everything a recurring visit does not reach. Inside cabinets and appliances, behind and beneath furniture, baseboards, vents, door frames, grout, and window tracks. Usually a one-time engagement, though some clients book it twice a year.

  • Appliance interiors: oven, refrigerator, microwave, dishwasher
  • Baseboards, crown, vents, switch plates, and door frames
  • Grout detail and hard-water treatment in baths
  • Interior glass, sills, and window tracks
  • Under and behind moveable furniture

03Residential & property management

Move-in / move-out

Empty-property detail, timed to the walkthrough and not to us.

A vacant property has nowhere to hide. We clean to the closing inspection standard, work to your calendar, and photograph the finished property so there is a record if a deposit is ever questioned.

  • Full deep clean of an empty property, top to bottom
  • Inside every cabinet, closet, drawer, and appliance
  • Wall spot-cleaning and scuff removal
  • Garage, patio, and balcony sweep-out
  • Photographic record on completion

04Residential & commercial

Post-construction

Drywall dust does not respond to ordinary cleaning. It responds to sequence.

Three phases: rough clean once trades are out, detail clean after final finishes, and a final touch before handover. Skipping the sequence is why a new build still reads dusty a month after move-in.

What is included

  • Phase one: debris removal and rough sweep
  • Phase two: full dust extraction, ceilings down to floors
  • Adhesive, paint, and grout haze removal from glass and fixtures
  • HVAC vent and register cleaning
  • Phase three: final detail before client walkthrough

05Commercial

Janitorial

Nightly service, logged, so nobody has to ask whether it happened.

Scheduled around your building rather than ours. Every visit closes with a completion log against the agreed scope, and you have access to it. Day porters are available where lobbies and amenity floors need attention during trading hours.

  • Nightly or scheduled service, five to seven days
  • Restrooms sanitized, stocked, and logged
  • Break rooms, kitchens, and amenity floors
  • Trash, recycling, and compost streams handled separately
  • Entry glass, lobbies, and elevator cabs
  • Day porter coverage available

06Commercial & residential

Floor care

Finishes fail on a schedule. So does the maintenance that prevents it.

Stone, hardwood, LVT, terrazzo, and carpet, each on the cycle its manufacturer specifies rather than the one that is convenient. We document the cycle so a warranty claim is never in question.

  • Strip, seal, and refinish on resilient flooring
  • Stone honing, polishing, and sealing
  • Hardwood screen and recoat
  • Hot-water extraction and low-moisture carpet care
  • Entry matting programs to slow soil ingress
  • Documented maintenance cycle per finish
